Vero Beach vs Naples: Which is Better?

If you're considering Vero Beach and Naples, listen up. This video is for you. They're as different as Coke and Pepsi, and one costs four times more than the other. I'm Sally Daley. I've helped hundreds of families, vacation home buyers, retirees, and investors find their perfect place in Florida. So, if you're considering zero or Naples, listen up so you don't make an expensive mistake. Picture two Florida cities, both immensely tempting and inviting. One, you can walk or go to the beach, no fee, anytime, not worry about crowds. The other, if you don't leave by 9:00 a.m., you may not get a space.

Sound crazy, but it's true. That's fundamental difference between Vero Beach and Naples. Vero Beach is a barrier island community. Literally a 28m long barrier island with the Atlantic waters on one side, the Indian River estuary on the other. Naples is fabulous. It sits on the west coast in a county called Collier County. No barrier island. There are barrier islands around, but Naples per se is on the mainland. Naples struggling to keep up with demand going out to Bonita Springs and expanding. Vero isn't even out to I95 because in 1977 they developed an urban service boundary to protect the citrus grower and the agriculture guys.

Ver's on the Atlantic. Naples is on the west coast with the Gulf. Different sand even in each. Very different choices. Vibe and lifestyle. Bureau's nicknamed the Hamptons of Florida and it's known to be a laidback kind of chilled environment. Huge live oaks that are protected. Very kind of I would say eco-friendly. We love our live oaks. We love our manatees. We love our mangroves. They're all protected and we want them to stay that way. Naples is more of an urban feeling environment and it's going to have a denser feeling about it.

So, the small town vibe, the Hamptons of Florida, easy to get to the beach, the farmers market, you can find a place to park. A lot of people take their golf carts to get there. The art scene, incredibly vibrant. We've got Riverside Park with a beautiful Actors Equity Theater and the internationally regarded Beer Beach Museum of Art which is a beautiful museum which has a lot of extended education for adults as well as children. It's very sophisticated here, very artsy yet you're surrounded in this canopy literal of nature and bounty everywhere that's protected and preserved.

Now Naples totally different vibe. Lots of country clubs, some wonderful boating communities that are very well regarded. It's more of a scene within community to community, whereas Vero is more of a neighborhood vibe in and out of the respective neighborhoods. I'm sure you've all heard of Fifth Avenue in downtown Naples. Internationally renown, fantastic, beautiful, great, very sophisticated shopping, beautiful dining, country clubs galore. The Naples art scene is fabulous. There's all kinds of classical music. There's jazz. There's performing arts, art galleries. So, the choice comes down to this. Do you want peaceful, uncrowded Hamptons of Florida, or do you want vibrant, lots of activity?

You really can't have one without the other. And it's a lifestyle choice for you. Now, let's talk about pricing and cost of ownership. And this is where you really may be surprised. Vero, low density, limited commercial, limited condos, and multifamily is 40% more affordable than Naples. Yet Naples has more houses to choose from, more highrises, more housing. You would think one would put pressure down on the other and then Vero with less would be more. So, it's counterintuitive, I know, but zero is more affordable than Naples. The average price in Vero if you're on the mainland 350 to 550 to 650 you go over to Naples that same house if you picked it up is going to be 850 950 a million1 that's a really big difference and let that sink in.

The good news for you is both markets are in somewhat of a muted just sort of a small buyer market, a little balanced leaning towards buyers market which means you can look at both communities, get the vibe and see which one speaks to you. Both communities are going to have some leverage for buyers provided you look around and you understand what the seller's circumstance is and maybe look for houses that have been on the market more than 30, 60 or 90 days instead of just listed and understand that you may have a little more leverage than you would have in the past whether you're looking in Vero or Naples.

So let's go through the exercise. You've got a bag with a million two to spend. What is that going to buy you in Vero? What is that going to buy you in Naples? In Vero, you could get a small, beautiful jewel box renovated in an area we call central beach that's walkable and bikable to everything with your own private pool on the barrier island. Or if you go off onto the mainland, you could get a more substantial newer home with a pool for that 1.2 million. Over in Naples, you're going to get an extremely modest house.

you know, maybe under 2,000 square ft. That is quite a bit away from the beach and the mainland area. So, a huge disparity in what your dollar will buy for that same budget. So, the question is, what's important to you? Over time, that money is not immaterial. We've got Fresh Market. We've got Ulta. We've got Homegoods. We've got a darling farmers market. And Naples has beautiful worldrenown restaurants, theater, shopping that costs more. Did you ever try to figure out why some coastal towns feel so approachable and others feel super crowded and you can't wait to get out of there?

Well, it's all a function of policy of zoning and density. Vero's in Indian River County, which is the only county on the eastern seabboard that has height restrictions and restrictions on multifamily housing and commercial. It's all designed to keep quality of life high and sprawl away. Naples and Cure County does not share that same development philosophy. The question is, what is your priority and how do you envision living in the space when you're here in terms of what's important to you? Now, what's it like to get to Vero and Naples?

Very different experiences. Vero has a small municipal airport. Private Aircraft, bring it on. Elite Airways services us up to Melbourne, Providence, Boston, Westchester County, but beyond that, you're going to have to probably go to West Palm or up to Orlando to catch a flight. Now, we do have JetBlue coming in. Shout out to JetBlue who's going to be servicing us from JFK in Boston, important markets. But Naples on the other side has its own legit serious airport where it is far easier to get to Naples. Well, what does that really mean?

If you're not a driving distance to Vero, it's not going to be that easy to get here. Naples, on the other hand, easy peasy. You can get there from almost anywhere. So, you really could do a weekend jaunt by airplane if you so chose. Keep in mind transportation because it's a big point of difference between Vero and Naples. Now, what do you like to do when you're here? Big differences. Vero is small by design. We certainly have golf clubs, wine clubs, art clubs. Lots happens here and a vibrant scene in that regard.

But in terms of fine dining, Michelin star restaurants, it's not going to be of the scale as Naples. They both have a bevy of fine golf clubs. Naples is going to have a higherend night life and more Michelin rated restaurants than Vero will have. It's just a function of being a larger, more urban environment. It's just the plain fact that that's it is what it is. You're going to have more offerings. That doesn't mean that over time in the 20 years we've been here, Vero's dining scene and to-do scene has really changed.

We've got some new padell clubs. It's really going on. But there's no doubt that Naples as a larger metropolis will always have a larger nighttime scene and more diversity of dining options from fine dining to casual because it's a larger community. But Vero is just down the road from Palm Beach. So you hop in the car for an hour or 45 minutes and you've got Palm Beach, Jupiter, Juno Beach. It's all right there. To the north you can get to Melbourne and really in an hour and 15 you can be to Orlando and Windmir.

So while it is smaller, one of the benefits about Vero where she's located is it's a skinny state, right? A long skinny state. So you can get over to Naples if you want to have a yen to go see Naples. Take the Bright Line train down to Miami. You're there in 2 hours and you're back in home base for Vero. So it really can offer you the best of all the options and yet you come home to the peace and tranquility of a low density limited construction lifestyle. Naples and Vero are both fabulous choices for very different reasons.

Vero is going to give you Hamptons of Florida, Oldtown community vibe throughout barrier island lifestyle, easy access to beaches and the Indian River estuary. A more affordable price point, 40% more affordable, and fine options for dining and shopping and easy access to all of that east coast corridor, Palm Beach, etc. Naples is more of an urban choice with many fine communities, wonderful boating, golf courses, and a larger option for dining and entertaining. But that comes with a cost. It's going to cost you 40% more.
